What Shoud You Expect from Your Buyer's Agent?
Even if you aren't computer savvy, your agent absolutely needs to be. If your agent doesn't know how to access all the available listing information and stay updated, it could cost you time, money and the opportunity to make a timely offer on the property you want. Beyond this most basic level of skill, you may want your agent to have access to more advanced technology such as automated property search programs.
Although it's not reasonable to expect your agent to be available 24/7, you should agee on clear and definite times and means for communicating with each other. Discuss your expectations and preferences for e-mail vs. phone vs. texting. Determine how early and how late you can call each other and the average time you can expect for return contact.
Your agent should advise you of your options concerning every decision you have to make. This includes negotations with the seller, contract timelines, vendor resources, etc. S/he should keep you updated on the status of your transaction at all times so you do not miss any deadlines or unknowingly breach any terms of the sales contract which could put your earnest money at risk or void the transaction altogether.
The real estate industry is constantly evolving and you should expect your agent to be on top of the changes, including current market trends and State laws. Such knowledge is essential for representing you and your interests effectively.
Your agent should always put your best interests above all others, including his/her own.
